It would be olympic size 50 meters X 25 yards 6 feet deep at one end tapering to 3.5 ft at the other with a seperate deep pool 18ft and several high boards and platforms for the younger divers. It would have a common hot tub spa and saunas in each locker room. There would be a large exercise room with all kinds of dry land training machines, treadmills ect with flat screen Tvs on the ceiling on most machines. Some dance or ballet rooms, large locker rooms with vandle proof lockers, and a special locker area with rental lockers to hold swim gear so you dont have to carry it all around. There would be a coffee shop that would have a good cup of coffee ,swimming and tri and health magazines to read and some lite fare that would be low fat but tasty plus some goodies for the sugar tooth. A decent burger would be great too. The coffee shop would also have a side counter with popular swim gear needs inside, goggles caps assortment ,shampoos ect plus some basic modest swim suits male and female. In the check in area there would be some strong boxes for rent at say .25 cents each where people could put their wallets, purses, handguns and other treasured items in a secure locker in view of the staff. A couple of nice large meeting rooms with all, the meeting room horns and whistles (conference calling, audio vidio presentation mini kitchen) would add revenue to the site as exercise oriented executives would book the rooms for meetings then swim/work out. Oh well anybody got a extra 15 million in their back pocket?
